Events or Parties of any type are not allowed. The max occupancy of each Lodge or room must not be exceeded. Non registered guests may not "hang out" or use the facilities.
We do not allow weddings or wedding night stays. If you are booking a stay for your wedding night, please be advised that our, guest rooms, common areas, and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bride or groom, family, and friends to use guest rooms or any part of our Bed and Breakfast, lodges or grounds for bridal party wedding preparations and photographs.
The Bed and Breakfast @ Sea View House is an Adults Only property and is not suitable for children.
Children 10yrs and older are welcome to stay in our Lodges and must be supervised at all times.
Check-in Time is at the Bed and Breakfast is from 2:00pm - 6:00 p.m.
Check-in Time at the Lodges or Horseshoe House is from 4:00pm - 6:00 p.m.
Later arrivals must be arranged in advance.
Check-out Time: is 10:30 from both our Bed and Breakfast and our Lodges. If you expect that you will require a late departure, reserving an additional night will guarantee access to your accommodation until you depart.
All reservations require a 20% booking deposit on confirmation of a reservation.
A reservation is not confirmed or secure until this deposit has been paid in full by Bank transfer, Visa card, or Master card.
Due to our intimate size, any cancellations affect us significantly. Consequently, we adhere to a strict cancellation policy.
All cancellations must be made in writing including by email and you will receive confirmation that your cancellation has been received. We do not accept cancellations by phone.
As a small business, we are particularly vulnerable to guests who cancel close to the day of their arrival or curtail their stay for whatever reason and so we advise all guests to avail of travel insurance which includes cancellation cover.
If a guest cancels a bed and breakfast reservation more than 30 days in advance of their arrival date, we reserve the right to retain the booking deposit. If a guest cancels less than 30 days in advance of their arrival or curtails their stay for whatever reason, we reserve the right to charge the full price of the booking. In this event where we have enough time to replace the booking with an alternative, revenue earned will be used to offset some, or all, of the cancellation charges (less any ancillary costs). Any cancellation charges will be debited from the card used to make the booking. In practice, this means that usually, but not always, our guests do not incur cancellation charges.Luxury Lodge's and Horseshoe House

If a guest cancels less than 45 days in advance of their arrival or curtails their stay for whatever reason, we reserve the right to charge the full price of the booking. In practice, this means that usually, but not always, our guests do not incur cancellation charges.Advance Purchase - Non-Refundable
For those who have purchased an "Advance Purchase"/"Non-Refundable" these bookings do not have a cancellation policy. 100% of payment is taken at the time of booking and is non-refundable.
We reserve the right to cancel any booking when circumstances beyond our control render the bed and breakfast or lodges unavailable (such as flood, inclement weather, lack of power, strikes, pestilence, disease etc). In these cases, the guest is able to re-schedule their booked dates using the deposit paid. We also reserve the right to cancel any booking, at any time at our discretion and in this event our liabilities are limited to a full refund of any monies paid.
Any guest whose booking is impacted by Irish government restrictions affecting travel within Ireland or the operation of our business can reschedule their booking for a date in the future. This means any deposit paid will be carried over to a future booking. Rates may differ (up or down according to the season, room - lodge, and weekend/midweek variables). If the Irish government advice is NOT to travel outside your county then you will be unable to fulfil your booking and you must notify us immediately. Failure to do will result in normal cancellation conditions being applied which may result in you being charged in full for your booking.
PLEASE NOTE: This policy does not apply to guests who are unable to travel due to the current quarantine on arrival restrictions required for international travel as the current outlook is that these restrictions will not be lifted for the summer of 2021. In this event normal cancellation conditions are applied which may result in you being charged in full for your booking.
